Do anyone in Texas a process or flowchart to payoff hard money loans (used to purchase rental properties in Dallas Texas) with traditional loans?

The kink in all of this is that I have $16k balance on a 401k loan that I am still repaying, that I took out to buy my primary residence two years ago.

I know this is a low volume of calls but my primary goal is to refine my script and learn the common objections that sellers have. 

Currenty have my primary residende and 50% in on a Triplex with my father which we purchased in 2014.

@Dave Foster I have a 3 Family building bought for $1M in 2015 : two 1bed apt as rentals and a duplex(plus basement and backyard) which I have occupied as primary residence for the last 3 years.

The house was originally a primary residence but was converted to a rental property when they moved a number of years ago.

My primary job is land brokerage for new development, in fact I’m working on deals in your area: San Dimas, Glendora, etc.
