Definitely the local city laws and ordinance play a key role when scoping out a project

Of course, the hardest part may vary depending upon the deal, but I think immediately before and after the closing are when many moving parts are in play. 

in my mind this works for the cash buyer but the leveraged buyer thinking they are going to pull all this equity so quickly well that may happen if they get stunning appreciation. but you know appreciation is gambling and a fools errand according to most BP buy and holders  :)

Would you target value add plays?

But as a diversification play - I like that it's bricks, not paper.
