The property has lots of outdoor space, a soaking pond, sauna, lots of fruit trees and plants.

There is a decent amount of industry, GM plant, Community college, etc.  

If tenants stay only 1 year you suffer a lot versus them staying 3-4 years on average. 

I found a set of duplexes in Jefferson, GA near the new Kubota plant that was a good deal. 

Might think of it as a negatively amortized loan, what isn't paid is accrued with interest and added later to pay for the deferral.If he wants long term adjustments, fine, but you can't suffer from the economy either, so compromise and finance the differences to the payment changes so he isn't hit with short bursts of cash expenses, OTH he gets hit harder for deferring increases.

These manufacturing plants and government jobs are here to stay.
