A little bit of history; I've been attempting wholesale off and on for three years or more and have made only one deal.

I couldn't ever seem to plan or structure a deal where hard money made since to me.

If your doing anything close to this tye property better be a 100% home run .Otherwise, we didn't do a portfolio loan until we had 5 houses and supporting tax returns and did everything cash up until then. i wouldn't do it until you have some track record before jumping into leverage and a heloc is made to use and pay off quickly.

I wrote them up and took them over the building last night...I also brought cookies and icecream in case anyone felt like I was targeting them (which I wasn't) but also made it clear that I thought there have been violations done by guests of some of the tenants. 

What are some places and resources that I can refer to in order to help push it to investors/buyers who would be willing to acquire a fire damaged home?

I contacted the city of Edmonton and was informed that moving a mobile home is treated the same as building a new home, and all the following applies:Development Permit ApplicationCombined Building, Mechanical PermitBuilding & Mech Safety CodesWiring Electrical PermitUnderground Service Cable PermitElectrical Safety CodesConstruction Water Rates 44¢/$1000 Construction Value Sanitary Sewer Trunk ChargeLot Grading FeeTo my knowledge, unlike a new home, all we would be doing is reconnecting the infrastructure, and considering that no modifications are to be made to the existing plumbing, electrical, sewer or the lot itself, so do all those permits apply? 

A local builder overextended himself and he needs to unload a brand new SFH in order to finish his other projects, multi family houses that he intends to keep for rentals.  

Currently under Lease w/ Purchase Option Agreement until 07/01/2026 What made you interested in investing in this type of deal?

I have not purchased in San Diego area since Dec 2021 (I purchased $4m that month that I have easily made over $1m on those purchases, but we are negative on the cash flow).
