James Park SFRs investing to testing the waters in Commercial

One of my favorite authors is John Schaub, Building Wealth One House at a Time and says in his book that he invested in apartments, shopping centers, office condos in his 30 years of investing and his conclusion is that Single Family Homes are the best.So i am a little hesitant about getting my feet wet with commercial or should I just stick to what i know "Single Family Homes" in premium locations.

SFH's in the area run for about 15-20k and rent between 450-500(tenant pays all utilities besides for a 49.50/unit or house sewer fee).....I do all maintenance myself and after taxes, insurance and sewer I'm estimating id clear around 4k a year (given nothing serious goes wrong)...the rental market is strong and the houses I've looked at need minor cosmetics only...I figured I'd get my feet wet with just one home and if goes good invest more...
