Saying you want to eventually "get out of Section 8" is akin to saying you want to eventually "get out of renting to [insert a traditionally marginalized race/ethnicity/religion]"

As I am considering my offer, I am trying to understand how much to budget for attorney, title/closing costs etc? 

I lay out the offer terms I am comfortable with right up front.

This would be our first flip together, splitting cost and profit 50/50 with a hard money loan for what we cannot make up on our own.

I was looking to buy a house as soon as possible.

You learn the most about being an agent in the field and by choosing a good first brokerage with good training either in-person or online, depending on your preference.

I use them for most everything.

My biggest pain point is rounding up help to move them in and out, as I'm a solo self manager.

We want to rent out the basement as a one-bedroom apartment to defray the mortgage cost.
