I've been reading David Greene's Long-Distance Real Estate Investing to build some knowledge but I don't want to get stuck in the analysis paralysis phase and would like to take action as soon as possible.I'm mainly looking for small multi-family properties (duplex, triplex, fourplex) to start with and eventually expand towards commercial properties. 

Some may have succeeded by jumping in without the full knowledge but if they survived it was likely only through pure luck.

I haven’t got my feet wet in real estate but have always loved it and gained knowledge about it .

For Example, my BIL has a VA loan he can use, I have the knowledge and $ to rehab what’s a fair split for using his VA loan and how do we protect ourselves?

@Daniel Lehman I am looking at Buying near Fayetteville NC but everything I've looked at has been about 125-175, just didn't have the knowledge base to know about these other options.

Whether it be door knocking or just searching listings for them this can be an amazing way to spark a relationship with someone that is more experienced than you and gain some knowledge on how purchasing properties works.

If anyone could steer us in the right direction to someone that has knowledge in the area that may be of help that would be greatly appreciated. 

I'm not an expert on this, but my understanding is that you can transfer the deed through a relatively simple transaction that your title company or lawyer can assist with. 

I have considered loaning the money to flippers, but I have little knowledge at this point about that.
