I'm asking you all for your help in my quest in finding a lender that would be interested in working with me on a small setback I have in landing my first investment property deal.Here is the story..

Above 60% I'm generally less concerned and anything below I want to know why and what the plans are to correct.Budgets and P/L - If reserves are low, the budgets and P/L should tell the story of why.

From the "paint and carpet" cosmetic rehabs to a house we are finishing up now that was a 200yr old log cabin that required us to catch the top story of the home with industrial steel i-beams and remove the entire bottom half of the house and rebuild it from the footers up.

I've yet to complete a sub 2 deal, and your successful attempt inspires me!
