If my lease has a provision written in it waiving the 30 day period, does this actually matter what steps or rights do I have to not continue to rent to this person if I would prefer to find a new tenant once the 12 month lease is up. 

The only concession I got from him was (1) He and all crew members will sign a hold harmless release of waiver of liability form in case any of them got injured, and (2) cash means I will write him a check in his personal name.So I do have cancelled checks to individual names, even on the check I wrote a reference "debris clean up @ address".

Looking for contractors that are professional, trustworthy, and who have great communication skills (experience working with investors - preferably out of state - is a HUGE plus).
