You want to be ready to prevent getting pre-approved multiple times which lowers your credit score. 

This may just be a Wells Fargo policy (all of my deals were auctioned by WF); they evidently offer cash for keys after foreclosure so their Asset Protection army can secure the place to prevent further deterioration and devaluing.

You can just google wholesaling books and breeze through them all, they will all give you different strategies to implement, and they are free!  

There is a for sure a learning curve and it's a bunch of work to get it implemented.  

In the interest of prevention, is there anything about the tenants or type of tenants that could have clued you into this risk.Class D tenants & students are higher risk for these kinds of damages.

@Nicole Pettis, I like your marketing ideas; I'm going to keep going hard w/ what I've been doing & implement some new things suggested by you & others in this and a couple of similar threads I've seen.  

I sense that there are other issues preventing you from getting a loan (Income, DTI, Credit).

Germany and its bloc seem very focused on preventing that precedent. 

This doesn't prevent you from getting conventional financing however.
