Both of these providers have the ability to store docs and other info about your property.But if you're looking to simply track links to your mortgage servicer, utility providers, etc. a simple Google sheet should do the job.

My issue is that in our area if vacation rentals are not allowed the property values plummet!

However, with mortgage rates where they are, it might be worth waiting for them to drop a bit to refinance and pull out equity at a better rate.For your second question, improving your current property to maximize its value before a refinance or HELOC is a smart move.

You may want to provide the 60 days notice immediately.  

Note my late fee is high enough to be a penalty, but it is not high enough to compensate me for effort to hunt down delinquent rent (my time is precious, I expect to be well compensated for my time especially if I am doing something as undesirable as collecting delinquent rents.
