If the property being Class C is outside of your wheelhouse and you're not ready to commit to the work and risks required to own and manage a class C property, and your only drawn to it by getting a big seller financed note, I would pass and look elsewhere.

We use QB for bookkeeping and accounting, and Relay Financial as our bank so we can automatically sort out a % for taxes and we pay those monthly/quarterly depending on what the township requires.

Keep in mind that about 40% of the population rents.I agree with you that buying a run-down property requires experience, the biggest concern is that you don't get enough discount for the condition.

This is not a requirement for us in VA but I’m not sure if regulations are different in your state.

If you do not apply by today and you are going to use your home/cabin as an overnight rental, you will be required to bring it up to current building codes.

New plumbing, electrical, well, - shouldn't have any cap x expenses for a while!
