Again, these are generalities and there obviously exceptions to everything.(3)  A 160K house in DFW is likely going to be a larger house, which generally makes a terrible rental.

But yes, generally speaking one month of SEO will get you nothing, except for maybe someone getting your keywords and meta tags and such set up right.

One other additional caveat, the FMV property is in a vastly growing area in a desirable neighborhood which is excepted to appreciate over 5% in the next year.Any thoughts?

No, I don't believe it is my way or the highway except in certain cases, like the tenant not paying rent or not allowing access in a reasonable manner.
