To sell, you'd need a cash buyer, otherwise the buyer will need to make up the difference between the appraised value and the higher sale price, not likely really.When people get involved in financial matters of others and they are unqualified, simply motivated by profit potential they dream of or out of the kindness of their hearts, they are treading in dangerous waters, especially in estate matters where you have several heirs to please.

It will be bloody expensive and dangerous.#3b Get a small old home in those hot cities, it will be even more expensive but it doesn't have HOA#4  Find a city where a SFH makes sense, ideally avoid the condos unless I see something that makes sense.

The chemical is quite dangerous so I recommend goggles, rubber gloves, and possibly even a respirator if you're in a small area... but it will melt off the wallpaper like nothing you could believe.

One note- you wont get new grass to grow in it,,,neither will you get a vegetable garden to grow for a few years afterward. 2, 4, -D is the least dangerous,,, cost effective way and safer to trees if not sprayed directly on them.
