The unit is rather small roughly 400sqft so I would like to expand the space.

Explain that you are fixing up the common areas and need people to take their belongings out of the common space (and keep them out).If some are into gardening, tell them you are also doing the landscaping and are open to suggestions though that doesn't mean you are going to do them. 

Now I manage 3,100 apartments, office spaces, and single family homes. 

Homes with extra space for a home office could become more desireable.

Small Space.

(City is amazing, but lack of green space and nature) He is not sure which type of property, but no condos. 

I have been to a couple of the local REI meet ups at Third Space Coffee in the Springs, but that's about it so far.

We have a 54 space park in Pensacola that we are contemplating selling. 

With 4 or 5 years of RE investment by 2025, do you believe that I should stay with single and multifamily (retail) houses or move into the commercial RE space?

My guess would be DFW due to availability of office space or development space that was pitched to Amazon a year ago or so.
