Just a few hours ago I wrote a brief message explaining that I was interested in buying multi-family real estate (duplex, triplex, fourplex, small apartment complex or mobile home park) and that if they could put me in contact with anyone they knew who wanted to sell such a property.

i was also on a webinar last Thursday.and my current living situation is pretty nice my rent is 1145 for a beautiful 2600 sq ft. home  in the aliente area of las vegas. i rent a room with a jack and jill bathroom to my friend for 550 works 2 jobs and is never home see each other like two or 3 times a week. so its a huge place for 600 a month lol . and yes the house hack is actually  what i planned for for my first investment. i hope to one day have apartment complexes 

Greatest interest at this time is (I think) 25-50 unit apartment complexes.

As an answer, I'm buying a couple larger apt. complexes in Dallas and am actually here at present getting mgmt ready for when they close. 7.8% was a 164 unit building that will close in June. 

They run reports and can see what everyone is paying in a complex. 

I am the property manager at a 200+ unit complex, and if the tags or inspection stickers are expired or if the vehicle is in disrepair we have it towed off of the property. 

As your investing gets more complex (any significant vacancy or rehab, more units, older properties, etc) they quickly run out of options.

I haven't seen too many property listings tout the complexity of the deck buildout. 

You can also drop by some larger complexes in the area and look for the management company's sign (they always put them up on the bigger properties).

If the apartment complex is all 2br/1ba 1,000sqft units, look for rents on other units in the area that are of similar size & offer similar community features.
