Tell her that the expectation will be that it is clean, all trash/contents/food items removed, and placed in the exterior trash bins with no furniture/boxes/items left on the property (translation: don't dump your junk in the yard).

This is also in their lease: No smoking of any kind is allowed anywhere in or on the premises, including in the yard/s, on the front stoop, in the garage, or in the driveway, etc.I know that at least one of the tenants does smoke, but I've seen her walk down the street to do so.

Find out if you need to do something to prevent further damage , I'm assuming its trashed but say if its salvageable like tapping the roof if there is a hole ( so no rain gets in ).

I own a few rentals and had a tenant that got a dog (unauthorized, no pets allowed), had other people living there, trashed the like new carpets and the freshly painted walls and new doors, not to mention left behind truck loads of trash (only in the shed and the yard though).
