You might also look at a storage conversion to the open space to make the existing building a self storage to test the water. 

Put them to the test.

You want a live classroom where they teach you to pass the test not theories or doing a term paper.

Matthew,Your State Labor board, The IRS, and the Workers compensation Commission all have tests they use to determine if someone is a subcontractor for their purposes. 

Dunno if you get his senior freeze deduction, as that is means tested, and I don't know if it depends on his calendar year 2018, or calendar year 2019, income.

We have a PM that takes care of that, but yeah at that price point is hard to find someone that will pass a good credit record test.

Also, if the class is free, the majority of people coming to the class are probably just there out of curiosity or to test the waters out and they probably have zero commitment to following though with anything.

A hydrostatic plumbing test is recommended to be performed by a licensed plumber post Foundation work.

If first round of testing doesn't look good, they will bore into the ground to look for soil contamination.
