This feels like it may be a win win in some situations.I've Googled how to find inherited properties but haven't gotten a clear answer from the buying standpoint.

With the way landlord / tenant regulations are going, I would bet that it will be revoked.

@Peter Amendola - Hey man your best bet is to either plan on working remotely for a week or two up there after you close, or take some vacation and go up there and get it set up the way you want.

I’ve read plaintiff bank will usually get top bid- and small investors will almost never win.  

You either accept the 1.5K rent, appeal the decision (rarely a winning choice) or you deny the tenant.  

You also win from the standpoint of less stress in finding someone that will believe you are telling the truth about your actual income. 

(Owner-occupied)You can play with these on your county's tax assessor sight, estimating real property taxes for occupied/rental.If you want to get into the SFH space, and be competitive, I think your best bet is to invest in properties whose assessed value is sub $75k-$90k.

Just pay very close attention to the legal steps/requirements to evict in your State, or else the tenant may win on a minor technicality and you have to start all over.You can always wait for the Lease to expire then give proper notice that you will NOT be renewing the Lease. 

Never seen him before, I have no friggin idea that he is a great wholesaler... but I bet whom ever made him so smart and good looking is even BETTER LOOKING and sexy. because he is right!
