In addition to what @Deanna McCormick and @Kyle Doney have to say, I would say this is the perfect opportunity to not only get the #2 unit in shape, but improve it so it has what a senior needs to age in place..... comfort height toilet, bathroom grab bars, handrail for steps and/or ramp, doorways wide enough for a walker, great lighting, smooth flooring (either wood/vinyl or very low pile carpet) and no throw rugs.

Hello WorldIm a retired veteran looking to get into REI with a partner whom I know & trust we actually just opened our LLC recently.We have been doing our homework in our local area on HMLs and local wholesalers trying to learn more on how we can use the 60k we have raised between the both of us.I suscribed to the business journal and any piece of info that will help us know a little more since we are new.We think flipping for capital to purchase prime rentals is the route we want to go to generate wealth for the long term.But of course we are new, many on Bigger Pockets are pros and we have our ears and nose wide open to any advice or tips on how we should start.Any local investors in the local Orlando, FL area willing to meet and converse would be awesome we are willing to help with any project.Thanks everyone, enjoy your weekend!!

I know this is a wide range, but a few variable changes can make a considerable difference.More than the actual cap rate number this can just be used in conjunction with the methods Roy described.
