Point being - you don't know what you don't know about what you are buying at foreclosures - so you are getting that discount for taking that risk.I would also point out that at 8% interest - VERY LITTLE cash flows well.

I have found very little deals thru an actual wholesalerRe read what @Thomas S. wrote If you don't take the time to educate yourself, create your own business plan,and know the metrics of buying selling rehabbing wholesaling,marketing ,etc you will just be throwing money away like the hundreds of newbies flocking into the business 

@Srikant PuvvadaI have a friend selling SFH and duplexes/quads in Jacksonville and Orlando Those are two other markets, as well as Knoxville TN.

It has worked out well for me twice in the past.  

Interesting to hear that suited semi-detached seem to work best - I hadn't run the numbers on any of those yet, and good feedback on the costs as well.

Open to advice and other investment strategies as well.
