Best way to find a solid cash flow deal is to talk to an expert in that area as well as on the Bigger Pockets forum.  

However for 9k that's a drop in the bucket for in depth knowledge like this..

Many who have invested passively in real estate the past few years are in deals not going well and they are much more risk averse and are doing a lot more due diligence (unfortunately from lessons learned from not doing it previously)Plus as mentioned risk free return vs risk adjusted return does not make it very enticing for investorsWhen it gets to deploying capital we have more deals than we know what to do with.

Just so you know on my newest purchase I am looking for renovation money as well as financing and the bank is looking for formal quotes as to the materials needed and the amount/cost of the labor that will be involved.

Once you properly square away a well-built Depression-era property in Pittsburgh, it stays squared away reliably much more than anything built during the Steel City Crapshack Era.
