Wholesaling is difficult niche that's easy to get into. 

Hood and downtown, plus a 600 square feet budget finished basement with full bath - basement not currently legal living space.Located in SW Portland on Marquam Hill between Barbur and Terwilliger, just 1 mile south of downtown, walking distance to OHSU and 1 block to the bus line.It was built on 1908, and is a unique old PDX situation in that there is no street running in front of the house (the original street was vacated when Barbur Blvd was put in).

I have been on bigger pockets for months now and I have been doing extensive research on the niche I want to get into (buy and hold or BRRRR).

What I mean by that, is each property is unique and each will have their own set of numbers.

Once you get your list/market/niche/pitch dialed in you should put the same amount of money into this as your old marketing plan and that is when your conversion rate, free time, and profits will increase and costs go down. 

It takes SEO knowledge and application of that knowledge in a unique novel way.If you follow my rants on this forum for many many months now, I always boast about "to hell with Google".

This particular tenant's situation is unique in that they have a child with special needs which necessitates a particular type of housing accommodations, but even beyond that, the whole process of finding new housing is not easy for them.
