At that price there is plenty of room to cover unexpected issues.

You seem to be unaware that the listing agent represents the seller and not you.Don't be surprised if you file unwarranted complaints against someone if they go out of their way to do something equally bad back to you. 

I was asked this question the other day and it is surprising that others haven't offered something like this.My sense is that the funding period for crowdfunding investments in DSTs are so uncertain the sponsor via a crowdfunded investment may inadvertently blow your tax-favored status if the timing didn't work out properly.  

If this is so I'm surprised that mysmartmove recommended renting to them.  

Surprised you are not focusing on that area, those I know investing there are local to me so must be a few deal around.

I think you are better off building a little pessimism in and hoping to be happily surprised.

@Scott Robinson IM both surprised and happy for you. im surprised it took that long for your first deal to close, specially having a wife that is an agent and can run numbers for you!

The main reason I have not paid for what they offer is because when I was 54 (now 60) I had a brain anuerism and a stroke very surprisingly.  

Nothing is broken in the house obviously - no leaking or sewage blocked surprisingly.
