I personally get really annoyed when I see garbage here like "internet retrieval fee" and other BS like that. 

There is a thread here in BP about PM Software Platforms, I think it's in the "Real Estate Technology and the Internet" Forum.

I used services like Upwork and FIVERR before for other normal business task, but never thought of utilizing some of their expertise for my rehabs.  

Some jurisdictions are a little more vague in the way they word things, so smart sellers could potentially disclose what they need to without having to drop words like “haunted,” “poltergeist” or “murder spree.”http://www.nolo.com/legal-encyclopedia/buying-haun...A Google or other Internet search may also turn up relevant information.

The scope of work is very important but I'd think a WBS would be an effective way to manage the actual tasks of a rehab?

New company, the list goes on, but it is not a bad thing.I doubt much, if any, weight will be given to this report by a lender on a RE loan, your credit standing will be more to your personal credit and guarantee and not to an incomplete D&B report.BTW, I would not post my complete report on the internet.

Gotta love the misinterpretation of the internet.

@James Danchus  I spoke with a local wholesaler and offered to aid him with tedious tasks (put up signs, drive to courthouse for probate listing, etc.) in exchange for strategies and knowledge in the industry. 3 months later we now have a partnership and wholesale together. 

Buyers agents used to be a thing there but then the internet was invented so they became obsolete.

But consult with a tax professional as there will never be enough detail and nuance in an internet post.
