What are your top 3 target lists for direct mail?

I didn't think about this when I was chosing my target but now I'm having a big DUHHH moment.

I would add to some of the previous advice that the key is to target homes that cash flow more than $100/mo.

I would target a 6 month time frame. 

I recently acquired a property through my first mailing and wanted to know how long I should wait before targeting that same county again.

The funds must be held in escrow until the amount raised from all purchasers is equal to or greater than the minimum target offering amount specified in the issuer's disclosure statement.
