Plumbers, Electricians, Contractors, etc. depending on the maturity level of their business usually need a space for their service trucks, supplies, equipment, and possibly a small office.  

I still have a brand in specialty Beauty Supply Stores but got hammered by the economic downturn several years ago and have not recovered.

I'm in the Waltham Area so my  understanding is I may have to find off market properties because of the supply / Demand imbalance in the area but will look for a duplex deal.

While this does phase out at a certain income level, it's still a pretty terrific tax break.Being a Real Estate Professional: if you are a RE pro (there are guidelines), not only can you claim business expenses (like mileage, office supplies, etc.), but depreciation can offset income beyond that generated by RE.

You can go to houses with car cleaning supplies, use their water and wash their cars. 

My parents will supply me 12-15k for this purchase by earliest this fall and latest by next May(which works because my lease for my current apartment on campus ends August 1st, 2020.)
