Maybe keep the bases and have them refaced?  

@John Nachtigall I agree that most of us charge a more "market rate" set of fees than GC.Realcrowd is a strong platform.

Someone could purchase at 600k, make a very safe annual 6% ROI (and escalator above that every year) plus have the base property appreciating at the same time for resale later. 

The painter does exceptional work, but the price is a little higher than I expected.My appraisal was only for the interior, but the painter said that we could discuss painting the exterior based on my budget.

Some joints are supposed to "float", such as drawer bottoms and the bottom of the base. 

I rehab the property and then later go and get 30 year fixed rate conventional financing based on 70% - 75% of appraised value. 

Many of the HOAs across the metro at that price point do not have inhibitive rental restrictions.I would strongly urge you to avoid areas with flat or declining population in areas like Macon.

This tenant has no reason to not pay based on any service requests, as I’ve always resolved issues same day.

Chase and Amex actually have strong programs, but it depends on what you want/need.
