I also have very strict requirements for animals less than one year old or with less than one year of ownership because those are the animals that tend to have behavior problems like chewing, scratching doors, digging carpet, barking, going to the bathroom inside, etc.

I'm underpricing the units by 50-75$ to get lots of attention on my ads but laying out a pretty strict rental requirements (3x rent in salary, 650+ FICO, etc)The shame is that I probably could have cash flowed more and helped 3 decent tenants find 3 decent place to live, but now I am only helping 2 great tenants rent 2 great houses.

The OP says he doesn't have the cash to finance a deal and would need to use a hard money lender to start BRRRRing.I know for a lot of traditional financing, there are a lot of very strict guidelines on properties being livable and won't provide financing if it needs a lot of rehabbing.

Honestly I would hold out for better COC and CAP if this were strictly an investment property...I think I am allowing a little bit of leeway as it will serve as our current residence as well and will save us money over our current rent when netted against the rental income.

Also be aware that states have their own fair housing regulations as well, which can be more strict than Federal regulations.
