Local agent/friend helped me locate property and was near my son's school.Negotiated due to number of days on the market.

My son's landlord charges for it in the lease, does all the paperwork for them, and then all they (the tenants) need to do is sign it. 

Do I need some for my son's college fund?) 

My son and I are going to buy a property that he will live in for a year while we prep it to be a rental.

I've search a few forums but those are more fire damaged homes that were salvageable that I have read through so far.Any help or suggestions will be extremely appreciative to help this single father and his son to end this chapter and start a new one.Thank you in advance!

I have 2 very active sons (8 years and 14 months old).

A son that lives in Reservoir Hill and a slew of others who started in Little Italy, moved to Hamilton and spread out to Carroll County and Harford County and now even PA.

My son in law retired as Lieutenant Colonel in the Army and resides there.

My daughter and son in law were in harder heights for two years.

My tenants pay for all utilities so I don’t know how much it is now but back when my son was in college living there with his roommates the electric portion of the utility bill was around $250-300 mo during the fall/winter months (October to March) but more like $170-200 the rest of the year.
