Land contract for 2 properties (2 single families) & a combo deal for 2 properties (duplex & downtowm building—store front & loft).

I would use it to buy another income property. but I wouldn't buy a single family home.

Looking for help finding simple pro forms software to analyze business model consisting of purchasing 5-10 single urban homes one at a tIme, rehabbing and renting all using line of credit and cash, the packaging in a bundle and refinancing for 5-15 year hold.

Perhaps try explaining to the gentleman that the asset is losing value every single day.

Maybe I'm just conservative, but i suggest you reserve way more than $2500. or consider cash out refi on the single family home and use some of the cash buy another one.

The other thing I've found in my experience is that owner occupied buyers (especially first time buyers) will run out every single last day of the standard 60 day closing and aren't going to close before then even if everybody is ready just because they don't have to.
