On further searches on BP, I see that a lot of folks have had this same exact scam pulled on them - Craigslist ads with lower prices and one to many people that get the place rented to.I am very curious to hear from anyone who has had to deal with landlord tenant law issues that have arisen from this - i.e. disgruntled scammed wannabe tenants who decide to either break in and claim the place, or pursue action through the courts.As someone going through this right now for the first time, any words of wisdom would be appreciated. 

SCENARIO: Borrower calls me from my website after doing an internet search on Stated Income ALT loan programs for Self Employed borrowers.  

There are a ton of resources online to search demographics, crime rates, growth, etc.

The next day, the number of units had easily doubled even though I didn't change any settings on my search (I didn't select any dates either time).

I may have to spread out my search though  if I want to reduce competition. 

Coming down to Alabama in June in search of realtors in Birmingham and other Alabama cities to talk about places to buy homes, all-in prices and how to set up an operation for finding owner-financed buyers. 

To prevent those items I suggest lots of tenant screening questions (back-round check, credit check, eviction search and income verification) and an annual maintenance plan on your properties.
