The rate and terms are the main cons to the commercial loan which is why many purposely do what you did accidentally (purchase under personal name and loan, then quit claim deed to your LLC).Meanwhile, your profile says you are accountant. 

Don’t know how much is in my profile, but it was an off market deal I found through a contractor I know.

The intercompany accounting needs to be figured out, but that might be a minor issue.Your profile indicates you are a non-resident alien for US income tax purposes (Australian living in UAE).You own US LLCs, but we're not sure how they're taxed for federal income tax purposes, because you did not specify. 

The tenet was a single guy and had a great profile from all the screening.

Maybe some private or hard money lenders may consider going even lower depending on the buyer profile, additional collateral, etc.
