Looks like carpet would be the best option. 

Not knowing how rural your land is, things like sewer, power, fire hydrant location can come into play if far from existing connections.  

There's too many options and people are smarter to wait till the last minute in the hopes of getting a better deal.

Partnering with others and having them bring in the capital could be another option.

A duplex/triplex may be a better option to offset the mortgage and avoid hefty assessments, or increases in HOA. 

But just be aware you will be sharing a space with someone and not being home all the time to monitor the house opens yourself up to potential risks and liabilities.Another option to get into real estate is to consider passive real estate investments.

She treats the property horribly (I am constantly cleaning up her mess outside (dirty diapers, clothing etc.) her place every time I go to cut the lawn) and I have no option besides getting her out of the property (I have been way too lenient with her).I am looking to serve her a 30 day notice to terminate month to month tenancy but she still has not paid this months rent.

If you plan to live in the property, you may have a better (IMO) option of using section 121 to avoid cap gains taxes up to $250k filing as an individual, $500k as a married couple.

I'd go with the second option.
