Does anyone have a template for a letter such as this that you'd be willing to share, or a suggestion for approaching these folks? 

Yeah I just wanted to see which options folks recommended between the 2.

Now, I know that I am unique and I enjoy managing my apartments and not everyone can do that,  or wants to do that,  and maybe some folks dont have the cash involved like I do.... 

Lastly, when renting by the room, usually it works out better when you place people who are similar to each other in the property, e.g. all woman, older folks, young professionals etc.Best of luck on starting your journey! 

So many folks not able to show tax returns.

Instead of getting classified for the entire property, they went down to the local housing authority and talked to the manager about their units and left handouts about their properties that was marketed around helping section 8 elderly folks.

Dave Ramsey's advice is great for 95% of people, but lots of those folks don't invest in real estate. 

I absolutely love folks with big ambitions.

Or sell at some discount if its in bad repair. the banks by federal law Must contact these folks and have an in person meeting before they foreclose..
