That is a lot units to manage on your own though so if you want an all-in-one, you just have to set the expectations, but most property management companies will not live up to it in the Northeast.

I know there are a BUNCH of out-of-state STR/MTR PMs that will manage properties remotely and I'm definitely not looking for anyone non-local.Hi Kimberly, I have both and live outside of Canton. 

I live in Los Angeles County and there are a lot of laws protecting the renters.

I live in Texas, so info on San Diego STR rules is very valuable.

I have lived in these 2 small Markets my entire life.

If you don't have a 70,000,000 SF+ industrial market size near it'll be hard to really specialize in just that and make a strong living.
