Way 2 is for the seller to fully stabilize the property and get top dollar.Way 3 is the lazy sellers way that hardly ever works.

For instance, even if I clean my house for a Saturday afternoon, I will setup a Trello board.

But don't be lazy or fall into old habits.

Make sure they are responsible for cleaning up any mess they make (like if they walk through the paint and track it around, or mess up the ceiling painting the walls, get paint on the door hardware because they were lazy and didn't take it off, etc.)

Good afternoon,I had purchased a number of pre-foreclosure leads and I'm receiving a number of them every day; my budget is limited and I'm trying to decide which ones to work with in order to get better results.

At some point all contractors will stop, or get real lazy about updating quotes/estimates if the job isn't locked in. 

They are lazy and dumber than bricks.
