If rent for a 3-bed home is only $1100, it won't attract the higher-class, but it doesn't necessarily mean it's attracting the local meth dealer either, does it? 

Many investors do great putting a "tiny home" or cottage on their property and renting it on Airbnb.

I've been in the game in this market a while as I have 12 units and 3 single family homes and know this is a great deal. 

Plus every time the house sells you start that amortization schedule over and you're on the "winning" side of the payments from the new owner so to speak.Obviously this only works when you've got low payments yourself or you manage to increase the value of the home significantly, but is there anything else I should be looking out for here? 

I am now in NC and am actually looking to move to my home state of Florida (Jacksonville to be exact).

The neighborhood is about 10 minutes form a lesser desirable area to the east (across a freeway), and the main road is busy/larger.

I have seen a couple of different ones that span from single family rentals to mobile home parks and commercial real estate such as office buildings, storage builds, etc.

They have all run businesses there and complained that they could no longer compete with the larger companies due to the cost of regulation. 

If they are showing you multiple homes, consider their time as well, and their desire to be compensated because it is their business too.In San Antonio, I pay an annual and quarterly fee for MLS access.I wish you all the best.

I guess my point was the ROI was good there based on 2021 home prices, but Matt was talking about looking there in 2024.
