I would assume renting equipment here though would be much more expensive.

In Canada, light fixtures, HVAC (heating and air conditioning equipment other than portable units), plumbing, etc. would be considered part of the building and would fall into the same depreciable class (1, 3 or 6) as the building and a depreciated at a rate of 4% (5% for class 3; 10% for class 6). 

However if the property across the street is identical in every way and they have higher rents, that should be your market rent.If, in your 1950s building all the units are old and tired and you take one and make it beautiful, and it rents for twice the old and tired units, you can now see the potential from rehabbing units. 

With 90% down for something like self storage or equipment loans, it is pretty much free money after inflation. 

Don't choose one because someone else was happy and recommended him, unless you know your situations are identical.

These less ideal times test their theory, and in some cases allow folks like me to purchase cheap equipment from those without reserves.

But, I am definitely better equipped now than I was 2.5 years ago.

The buyers that you are competing with are also more equipped and ready to tackle those problems. 

The cost included managers, techs, office space, equipment, fleet services, vehicles, legal cost, insurance, software, and advertising.I own the management company and maintenance company. 

You don't need a powerpoint or handout, but if we settle on a meeting location with reliable A/V equipment it may be an option.
