I was thinking that if I could cover the payment, tax, expense, and 10% vacancy costs then I could add $100 to the rent and cash flow.I am just trying to work this out in my head and understand why it would or wouldn't make sense.

I don't want to overestimate the expenses too much. 50% is a perfect screen test and is easy to do in your head.
