I'm not too concerned about water, lake front on Table Rock Lake, on the White River main channel, with a good well too.Your animal ranch is too labor intensive for me, a guy down by the lake grows rabbits and chickens, a strange prepper type that thinks everyday will be the last, uses a 1/4 tank of gas and tops it off.

Least - I grow tired of tenants sometimes :) And, the weight of it all sometimes seems ominous, but I just remind myself that everything cashflows.Full time real estate is fun - but only if you LOVE real estate.

To bring it back, I would do a cash business of whatever I can do (legally) to make the most cash, and reinvest it in profitable buy/hold properties and grow it at a reasonable rate.

It really requires an analysis to determine how fast you can grow what's left after taking the hit.I’m always amazed over the arguments against investing tax deferred (or even better, tax free in a Roth!!)

But the nut grows a lot faster that way as far as I can tell.I've run scenarios with equity investors and that seems like it would be more attractive from an investor point of view but that's where I'm not sure of the structure used by others in determining the return for the investor.

I also intend to lend from it as well in the near future as the account grows larger and larger.My opinion: Holding RE in an already tax advantaged account is NOT the best use of retirement account funds.
