In my personal view I would favor a strong bonus incentive structure (like the Game proposed in The Great Game of Business by Jack Stack) over "getting naked" with someone based on the fact that they do their job well (i.e. a handyman that simply checks the boxes of being a really good handyman).That said, I'm only understanding your relationship from the words above.

because that is what I personally feel is a generous amount of time when the majority of the property managers want you out in 30 days 'or you will be evicted'.I know you are just on your soap box and I don't want to turn this thread into a battle of how to manage properties.

It's definitely a bonus that you have contractor skills and can put in sweat equity where others cannot but if you find a deal or are presented with one, it's good to have multiple avenues of funding lined up so you can react.

The bonus of a condemned house is that condemned houses have a list of what needs to be fixed to no longer be considered condemned.I realize plenty of people are silly and underestimate the work or plain disgusting filth involved, but I can assure you I am not one of them.

@Mark Sproesser if your only concern is after your death, then get yourself a trust, you won't have to deal with probate for the house or any of your other assets, and you won't have to play roulette with your current prop 13 status or uncle Sam, as an added bonus you'll get a healthcare directive so you can dictate who is to make your healthcare decisions if you are unable to.
