I plan on keeping this property so the last thing I want to do is place a family in here and someone gets sick from mold(unseen) to me.My solution was tear down and build a binishell (system) with green tech(solar panel system, rain water purification system, etc...)

The rent was below market and the late fee didn't seem to make the tenant flinch when they paid the flat late fee per month.This past renewal, I had decided to try a different tact with the tenant to have them pay on time.

All the electrical was 12ga wiring & all the waste pipes are 4inch solid copper.Every time we did a rehab & cut into an inside wall we would discover that it was once an outside wall complete with 1.5" pine shiplap board, tar paper & layers of drywall intermixed with paneling.

Without knowing much about your property or location I'd say a decent thick LVP with foam backing is a reasonable alternative to tile but the substrate needs to be very flat for either of those so preparation is key to a good result.
