Basically, this company is shouldering the financial burden of the development which is nice for now but that could change.

Hello Bp, I am posting this form because I have a wholesale deal under contract with a LTV around 70% but none of my cash buyers are interested I was wondering how could I do a joint venture because my clients are looking to sell very fast.

I had thought of that as a technique before, but i didnt follow thru because many of the pictures i noted thru looking up houses on google is that the image is often from 2014...and MAYBE it is still a vacant or abandoned (looking) house, but i figured that it could easily have changed hands by now, and i'd be doing it for nothing. 

So my main question is how extensive of improvements, changes, etc can I make to this 20' access easement that goes thru his front yard and right next to the corner of his house?

Well the 505 is still here with not much change, not even in the Lobos!
