I didn't see any chipping paint, asbestos ceiling tiles falling down (ceilings are sheet rock) or 9x9 flooring tiles in poor condition that would cause anyone harm.

Another one might come back in the Fall or next year, or the year after, or 10 years from now. 

If it's an older property, you may be looking at a support system under the floor that is starting to fall apart.

I bought 4 last year sight unseen, it's easy with the right amount of due diligence. 2 are doing well (set it and forget it), 2 are doing so-so because of unexpected expensive repairs needed such a a large tree falling onto one and another needing foundation repairs of all things, one needing sewer main repair. 

I got engaged after I purchased, so my fiance wasn't moving in until his lease was up in the fall (but I closed in the spring).

As far as this deal, you could take him to court but odds are good you will just spend money on an attorney and the deal will fall through anyways.

I know it's hard to time the market but I feel pretty confident that prices here will fall or stay flat, while prices in Vegas are likely to drop more significantly. 

I've seen a lot of partnerships fall apart because someone wasn't happy with their end of the deal.
