This amount of cash flow adds up fairly quickly on these smaller deals that only gross 40k per year. 

The key to getting through those moments is at least being able to pick up the phone, or sit down in person, and work out a fair deal.

I just purchased the house a couple years ago 0 money down and I still owe a fairly decent amount so I may not walk out with much spending money depending on the price of the house.

While to be Boston proper you are looking at some areas that are $1000/square feet you can find a lot of value in some metro areas such as Roslindale - 2 family with 5/6 beds can go for 5-600k in fair to good condition and that’s a nice middle ground location.

Cleanup of contaminated soil could be more, but is fairly rare. 

This number of occupants is allowed according to the Fair Housing Act and disqualifying someone based on this is not allowed.

so an old park in WV to me as a new buyer who is looking to keep it running Is not worth what most sellers are going to think its worth..  250k to be fair was 40k remodeling the house.. but by the time I ran in new utls  power meters demo'd trailers re surface roads new water lines etc etc.. it just adds up..
