I'm thinking as a rental, everything applicable to just that one rental goes on the Schedule E, and everything that has to do with the Contracting / Flip Business LLC goes on it's K1 partnership, or in the accounting that underlies that. 

I just get a little juice off the top for finding and managing before the profits are split.

It was only the request to transfer money through PayPal rather than a credit card that tipped him off to a potential scam. 

Im happy that the breakout meetings are happening so there is a bit more one on one interaction. biggest tip I can give is look for those permanent name tag board members, ask them what they do and ask for an intro to someone who is doing what you want to do.

The lease includes an itemized list of utilities including Water/Sewage, PG&E and Wifi.
