The tenants are not going to keep it clean while the property is being shown which will reflect poorly on the amount of interest it gets. 

This may be a little high, but also maybe not if you're doing vacation rentals and having new "tenants" in and out all the time and paying frequent cleaning fees.

We originally had planned to clean it up and list it as a wholetail, but the couple we bought it from really wanted to see the home restored and go to a new family to enjoy, so we rolled up our (contractor's) sleeves and got the work done.

My last tenants, who kept the house clean and tidy, had left a bad dog odor after they moved out.

I actually managed to lose money even as a long-time GC with a partner who had deep, deep pockets. 

No real damage, just minor touch up paint, and a lot of clean up.

Some of my clients use AirBnB to market and do bookings for their own properties and use PMs for cleaning, maintenance, etc.

I will be responsible for setting up the properties and setting up teams to manage and clean them.

I lived and managed a 3 family home owned by my brother where I cleaned, minor fixes things, painted the floor where I lived and left better than I got it, I also took care of renters, collected rent, cut grass, and cleaned snow in winter for a fair trade of really low rent where I was able to save money while learning to manage a rental property.

I say dig deep into an area you like and BRRR some deals.
