As far as app/vs websites, some have the same functionality on both the web and mobile (but not many).

Looking for strong recommendations for Mobile based Property Management firms and Contracts (minor work and extensive). 

You can't move the property (although you can move the mobile homes themselves).Doesn't sound like an appealing deal to me at all, but you haven't addressed a few key points.

or  are these ancient pads made for when mobiles were 50' long?

@Jaime Topete mobile homes and condos are a good way to invest here locally if you don’t have a few 100k to put down.

Also you may want to invest in a mobile security system until the property has a tenant in it.

You have to be willing to give up nights and weekends when friends and family are having fun to be the best.I met a very talented, dedicated lady at my first brokerage who had been selling real estate full time for 3 years.  

Mobile Home Parks/ Senior Retirement Communities/ Modular Housing Communities are an extremely attractive investment opportunity.
