I know this is kind of a shot in the dark, but I would love to hear from experienced investors who’ve worked with private money lenders.

A Tax Section (with a separate folder for each year)Colored folders may be helpful (or just be how you want to do it) Red for A/P, Green for A/R or just all Blue because it's your favorite color.If you want to be quick about it, just take a sharpie and write the title on the folder, of if you are more focused on orderliness, print labels and stick them on. 

Paint your containers a light color on the sides, they will look great. 

A big part of my selection process is trying to find applicants with skin in the game who I could collect from if needed and employment and source of income is a big factor in this.  

If not fire your agent and hire Don to do it,  I am sure he would.If the other 2 units look bad , but your still sold on the property, I could direct you as to how to get the most for rent for the least amount or Re-hab.Get those rents up and the units very nice, Re paint the outside Trim to a light color so the sun won't ruin the facia , etc, etc.Might be great section 8 rentals also.Good luck man!

That much skin in the game gives the lender comfort and willingness to lend to someone, even if it is their 2nd deal.

The colors represent current median income of each census tract.

Please keep in mind even though they are are not a traditional lending institution they still may go off of your credit, your income, experience, and how much capital you have have to put down towards any investment opportunity, mainly looking for how much skin in the game can you bring to the table and ability to back it up.

The wood boards add character, with paint you can choose any color you want, and if the boards are in good shape, paint is surprisingly durable, especially if kept up with some light maintenance every few years.

The paint job is definitely ready for a replacement but it can probably withstand another year and maybe the new owners would want to pick their color.
